Croatia, on request: rental villas on stone, with the bura in winter

Istrian villas with their own pools, Dalmatian stone houses facing the islands, and a tourism economy that lets many of them to guests. A plunge pool and a glass sauna are the two additions this page describes. We take Croatian projects on request, with the island, the road and the rules planned together.

Istria and Dalmatia: two kinds of villa

Istrian villas are often set in gardens with pools, lawns and olive trees; Dalmatian houses are often older, in stone, on steep ground, facing an island. The first take a garden cabin and a hot-and-cold pair on the lawn; the second take a small plunge pool in a stone terrace and a cabin tucked into an outbuilding. Both are let for much of the year, so the changeover routine matters. See holiday lets.

No station is quoted for Croatia here. Ask the state hydrometeorological service for the nearest station's July and August maxima and send them with the plan; the design ambient in the quote follows your plot and never a default.

The bura, the jugo and the cabin

In winter the bura, a cold, dry north-east wind, blows in violent gusts down the Adriatic coast; in autumn and spring the jugo, a warm, humid southerly, brings rain. A cabin must be anchored for the first and ventilated for the second. Glass faces away from the bura, the roof is flat and low, and the pool cover is weighted. In summer the sun is the opponent: shade, and a chiller with air.

Islands, ferries and the stone road

Crates arrive by sea at Rijeka, Split or Ploče and travel by road to the coast and by ferry to the island. Lanes between stone walls, steps up to terraces and ferry slots in the high season decide the schedule. We ask for the width of the road, the ferry timetable and the lifting available, and plan the delivery window outside July and August.

A year on the Adriatic

Winter brings the bura and the cabin; a glass wall turned away from the wind is a place to watch the storm. Spring is the villa's renovation season, the best time to install. Summer is full, hot and bright, and the cold pool is the draw. Autumn is mild, the jugo brings rain and the villa fills for the last weeks. Both pools and a cabin, with covers and a routine, serve it all.

Three briefs from the coast

What the villa-rental year does to the plan

A villa let to guests in Croatia has a season, roughly May to September, and is quiet the rest of the year. That sets the calendar: order in autumn, build in the workshop through winter, install in March or April, and be ready when the first guests arrive. A pair of pools with covers handles the shoulder months, and the cabin earns its place in October and April. Ask your local tourist authority about the registration and categorisation of the property before you add anything that changes its description.

Stone, heat and the coping

Istrian and Dalmatian stone is beautiful and, in July, very hot underfoot. A pale limestone coping stays cooler than a dark one; a textured finish grips better than a polished one. We draw a coping of pale stone with a non-slip finish and a shaded path from the cabin to the pool, because barefoot guests on hot stone are not happy guests.

A winter in a stone house

Stone houses are cold in winter and a glass cabin on the terrace is a warm room with a view. On the coast the bura can be fierce, so the cabin is anchored and the glass faces away from it; inland and in the hills it is simply cold, and the sauna is a pleasure.

Freight and the ferry sit outside the ranges; the villa sample is built from the price list, and the kit builder lets you change it.

Is a sauna practical in a Croatian summer?

In the evening, and in the shoulder seasons. The cold pool carries the summer; the warm pool and cabin carry the rest.

Can crates reach an island villa?

Usually, by ferry and lorry. Send the island and the plot, and we plan the route.

Do you serve Zagreb?

On request: city gyms, clinics and villas. The same approach applies.
