Holiday lets · villas that sleep 6 to 12

A sauna and a plunge pool for a holiday let that changes hands every Saturday

A rental villa is used by strangers for a week at a time and cleaned in a morning. That changes the design: covers that lift in one move, surfaces that wipe, a pair of pools that works in January as well as August, and a plant that the local pool man can look after.

What changes when the guests are paying

A private owner uses the pool when she likes. A holiday-let guest has a week, finds the circuit in whatever state the last guest left it and has no manual. The product is the same; the details change: wipeable timber, lids that one person can lift, a cold pool that does not need a manual, a heater that has a clear on-off routine, and instructions that fit on one card.

The pair, because the villa has two seasons

A villa let in July needs the cold pool. One let in February needs the warm one. The hot-and-cold pair serves both, and a glass sauna behind it gives the listing a line most villas cannot write. We say nothing about what that line earns you: we have no source we would stand behind, and neither should anyone who sells you the idea.

Changeover day: eight things the cleaner does

  1. Lift the covers and check the water is clear and the display shows the setpoint.
  2. Wipe the benches, the door glass and the coping with the cloths in the cabinet.
  3. Empty the bucket, refill the ladle, check the thermometer.
  4. Rinse the steps and the deck; check the drain is running.
  5. Replace towels and robes; check the heater switch is off.
  6. Look at the plant room door and the chiller air path: nothing stacked against it.
  7. Note any alarm or oddity on the card; send a photo if in doubt.
  8. Replace the instruction card and leave the covers on.

We write this routine for your villa, in your cleaner's language, and put it on a laminated card.

Listings, registration and the questions to ask

Registration numbers on listings are an EU rule from 20 May 2026 wherever a national or regional register exists (Regulation (EU) 2024/1028, EUR-Lex). Ask the authority where the property stands which register applies.

Safety, insurance and neighbours

Pools, saunas and strangers need three phone calls: to your insurer, to your management company and to your neighbours. Ask the insurer what they require for a plunge pool and a heated cabin, the manager what changes in the guest handbook and the neighbours how late is too late. A cover that locks, a gate to the terrace and an on-off notice at the cabin answer most of what comes back.

The three photographs to take

  • The cabin lit at dusk with the glass showing the benches and a plunge pool in the foreground.
  • The pair seen from above with the robes folded on the coping.
  • The terrace in daylight with the covers off and the pools clear.

Count back from the first booking

Start from the first week you want to let with the new circuit, and subtract. Assembly on site takes up to seven days and the signed temperature test closes it; freight is quoted with the layout and depends on your address; the workshop needs six to ten weeks from the deposit. For a villa that opens at Easter, the order belongs in the previous autumn. The layout itself arrives in up to five working days, so the design can be settled well before the first payment.

The noisy part first, the short part in a gap

Most of the disturbance on a let is groundworks, not assembly. The base, the drain, the pool shell and the cable are your contractor's work and can be done in the quiet weeks; the cabin and the pools arrive crated and take up to seven days on site. We plan the works around your calendar and tell you what can be done between lets, and what cannot be done with guests in the house.

How big short-stay letting is, as Eurostat counts it

Eurostat counted 951.6 million nights booked through Airbnb, Booking and Expedia across the EU in 2025, 11.4% more than in 2024. Spain accounts for 189.5 million of them, the second-largest total after France; Portugal for 49.5 million, Italy for 138.7 million and Ireland for 8.4 million. Tripadvisor left that line of business in late 2024, so 2025 covers three platforms where earlier years covered four. The figures describe the market a villa lets into. They say nothing about what a sauna earns a villa, and we do not say so either.

A villa's range is the sum of a cabin and a pair, both in the price list; try the combination in the kit builder before you send the plan.

Local detail for lets sits on Marbella and the Costa del Sol and the Algarve; the changeover routine is written up in the holiday-let note.

Who looks after the plant between guests?

Usually the person who already looks after the pool. We write a one-page routine and send photographs of the plant room labelled, so any local technician can find what they need.

Can the cabin and the pools be switched off when the villa is empty?

Yes, and they should be. The routine says what to switch off and what to leave on so the cold pool is ready the day the next guests arrive.

Will it fit our existing pool terrace?

Usually. A pair needs about 3.8 × 1.8 m including its coping, and the cabin another 2 × 2 m for four seats. Send the plan.
